19 Marketing Strategies To Sell Your Home Quickly and For Top Dollar

 
 

Much too often I see real estate agents who work incredibly hard to get you as a client only to disappear once they list your home. In today’s market, some agents believe the home will sell itself. All they have to do is put up the listing on the local MLS (Multiple Listing Service) and wait for the phone to ring. But is that really the kind of agent that you want working for you? Does that agent really have your best interests at heart?

When my clients hire me, I give them all my effort. After all, the more exposure their home gets, the faster the home will sell, and a home that sells quickly will usually sell for a higher price than a home that sits on the market for months.

Here are 19 marketing strategies that I will implement when selling YOUR home.

  1. Identify Your Home’s Unique Selling Features: Every home has something unique about it, however we sometimes take these things for granted, especially if we’ve lived in the home for a very long time. I will ask the questions to identify your home’s unique selling features, and I will use those features to promote your home to the right buyers.

  2. Proper Pricing Strategy: A home priced too high will take longer to sell. A home priced too low will leave money on the table. A home priced right will attract more buyers and get you more money. I will consult with you to ensure we price your home right from the start.

  3. Consultation For Staging and Repairs: Some inexpensive repairs and proper staging can help your home sell for more money. I will discuss options with you and recommend professionals who can help increase the perceived value of your home.

  4. Create A Customized Property Website: I will create a customized property website page that is focused on your property only. This page can include professional photos, videos, virtual 3D tours, and full descriptions of your unique property.

  5. Professional Photography: Photos taken with a smart phone just don’t cut it, yet much too often I see these types of photos on listings. I will hire a professional photographer that will create and edit your photos to represent your home in the best light possible.

  6. 3D Tours: Other than taking an in-person tour of your home, a 3D tour will enable potential buyers to take a tour of your home virtually. Special equipment is used to create these 3D tours allowing buyers to tour your home at their leisure.

  7. Video Tours: A video tour of your home enables me to give a tour of your home pointing out its unique features. It gives a more personal touch than a 3D tour.

  8. Promote In Office: I will promote your home to all the agents in my office. These agents work locally and have clients who are looking for homes in your area. This personal attention ensures that every agent in my office knows about your home.

  9. List Your Property On The MLS: Your home will be listed in the local MLS (Multiple Listing Service), which then syndicates your listing to over 350 websites including the most popular websites like Realtor.com, Zillow, Trulia, Redfin, and others.

  10. Promote To Local Real Estate Agents Who Specialize In Your Area: I will reach out to local real estate agents who have recently sold a property in your area. These agents probably have other clients who are interested in your neighborhood. These agents will bring more eyeballs to your home.

  11. Promote To My Personal Database: Every week I send an email to my personal database of clients and prospects. I will promote your home to these people. Some may be interested in your home, and others may know someone who is looking to move into the area.

  12. Lighted For Sale Sign: A For Sale Sign will go up on your property to let people driving by know that your home is for sale. About 9% of people buy a home because they saw a yard sign. My For Sale Yard Signs are lighted, so they continue to draw attention even after the sun goes down.

  13. Organic Social Media Posts: I regularly post on social media including Facebook and Instagram. Your home will be promoted organically with special hashtags to attract people interested in your neighborhood.

  14. Social Media Advertising: Aside from the organic listings, I will also create advertising to target people who are looking for a home in your area.

  15. Open House: Having an open house is one of the more traditional ways of marketing your home for sale. Although only about 7% of people purchase a home from an open house, every little bit counts, especially when you attract the right buyer.

  16. Door Knocking The Neighborhood: Your neighbors can be an excellent source of buyers for your home. They may know family or fiends who are interested in moving into the area, and since they live there, they can talk up your neighborhood. I will door knock the neighborhood to personally invite them to the open house.

  17. Just Listed Postcards: I will send 100 Just Listed postcards to your nearest neighbors. Just like door knocking, they may know someone who is interested in moving into the area, and some of your neighbors might be renters who are looking to buy.

  18. Door Hangers: They serve the same purpose as postcards, but I will personally deliver these door hangers advertising your home.

  19. Weekly Updates: I will provide you with weekly updates including feedback from recent showings. You will always know what is going on with the marketing of your home.
